ACCESS:
In relation to access, access to the property is via a registered Right of Way over a Coillte forestry road of circa 480 metres, and with a gated entrance into the property. FORESTRY AND LANDS:

The principal species of the plantation is Sitka Spruce and with circa 24 acres of Larch Pole Pine making up the remainder. Also dispersed within the different areas of forestry are natural regeneration of Beech and Birch and other native species. Most of the forestry was planted in the around 1990 and thus would be ready for clear fell (if desired) and re plantation within the next 5 to 10 years. Most of the crop benefit from yield classes, ranging from 8 to 20 (as per 2022 assessment).

Located within this Folio are two large areas of unplanted lands, of which one is being actively farmed, as identified below.

Circa 165 acres of lands, located to the south of the Greenway, with frontage to the Owenmore River, is enclosed by post and wire fencing and offers good quality grazing land for sheep/cattle farming. These lands also have access and frontage to the Greenway. These lands are actively farmed and could be leased or sold, if desired.

To the north of the Greenway is an area of lands extending to circa 271 acres, which are not farmed or enclosed by fencing, but would offer options for future farming of a new planting schedule.
