(d1) Rosemount Farm, Ballycoolin Road, Ballycoolin, Dublin 15, D11CK24

Sale Type: For Sale by Private Treaty
Overall Floor Area: 273 m² REA T.E. Potterton are privileged to bring to market the landmark holding that is Rosemount Farm.
Built in 1963 by its current owners, this once vast cattle farm originally sprawled over half of Ballycoolin, until gradually over time the lands were sold off, giving way to the ever expanding metropolis of enterprise that now floods the area leaving the residence on 2 acres. This property is primed for both residential development in the form of renovation and the creation of a fantastic residential home, or commercial application as the site is Zoned GE General Employment.
The farmhouse sits proudly on a large 2 acre site, guarded from the road with imposing, stone-wall flanked electric gates. Approached by a sweeping, tarmac driveway that divides the lands in two, lined with post-and-rail fencing and enclosed with mature conifer trees. The driveway is finished with ample parking for multiple cars.
On entering the property, one is greeted with a large porch floored with beautiful parquet hardwood opening into vast main hallway space. Turning immediately to the right, one enters what was formerly the dining room, featuring an open fireplace and large southeasterly facing windows.
On the other side of the hall is what is affectionately named The Piano Room by the current owners, owing to the grand piano that once stood in times gone by. This room benefits from being dual aspect and also contains open fire.
Stepping past an understairs WC, one enters the heart of the property. The kitchen creates a perfect walkway past stunning original oil converted Aga, through to wrap around living/dining area.
A further hallway guides past another WC and pantry/larder, finishing in a utility-come-laundry room that gives access to back garden space.
The property once featured an attached garage, that the current owners have converted into a downstairs bedroom and ensuite, completing the ground floor accommodation.
Stepping back through to the hallway, one finds a beautiful winding staircase that finishes in carpeted landing featuring a large double hotpress. Turning left one passes the main family bathroom and a single box room and arrives at the original master bedroom. Walking along the landing once more, one can find three further large double rooms, one of which being ensuite and finishing accommodation with a further upstairs WC.
Access to the attic finds a small floored and plaster-boarded storage room with access to plumbing
The gardens to the rear currently give yield to raspberries and vegetables alike, and house two goats (not included in the ultimate sale of property and lands). A shed and goat pen complete the listing.
